Scio Village Retail / Office
Scio Village Retail/Office is a 12,000 square foot, one-story retail/office building being constructed as the final phase of Scio Town Center. This state of the art building will be of the highest quality in craftsmanship and materials.
The 45 acres that encompass Scio Town Center include a 21 lot single family residential subdivision, a 10,000 square foot child care center, 88 single family residential condominiums, a 48,000 square foot two-story mixed-use building with 24,000 square feet of 1st floor commercial/retail suites and 18 upscale single family penthouse condominiums on the second level, and a two level 24,000 square foot Medical/Office Building. Scio Village Retail/Office is the last building to be constructed in the Scio Town Center complex.
One of the unique features of Scio Village Retail/Office building is the front door, ground level parking for all suites. Additionally each suite features a partial basement and a mezzanine.
The building consists of 4 suites. A 4,000 square foot suite has been leased long term to United Bank and Trust of Washtenaw and includes a drive through facility and a drive-up ATM facility. Two suites totaling 4,800 square feet have been leased to Tree City Diapers offering natural and organic products for parenting. One other suite is available. Suite "B" is 2,857 square feet of open first floor space and an upper level space of 543 square foot, for a total of 3,400 square feet, additionally it has a basement of 456 square foot and a mezzanine of 392 square foot.
The base rental rate for the suites is $16.50 per square foot triple net. The suites come finished with the exterior walls dry walled and prime painted, electrical and communication outlets installed approximately every ten feet, electrical sub panel installed to suite, drop ceiling installed complete, drop in ceiling lighting installed complete, one restrooms installed complete, all common areas installed complete, heating and cooling installed complete, and a $15.00 per square yard floor covering allowance.
